Atlas is a mid-rise apartment complex on a six-acre lot with 340 multi-family units. The complex is comprised of three five-story buildings. Below-grade parking was also constructed for the residents. The scope of work included full-mechanical construction on all buildings.

Hoa Mai Gardens – Yesler

Hoa Mai Gardens – Yesler

Hoa Mai Gardens is a new 111-unit, mixed-income housing apartment complex in the Yesler neighborhood of Seattle. The project was for the Seattle Housing Authority, and Auburn was the design-build and full-mechanical contractor. Other features of the project include a rainwater harvesting system that provides water for the toilets and the solar-powered boilers.

MOHAI

MOHAI (Museum of History & Industry)

The project consisted of disconnecting and removing existing equipment and refurbishing the entire building with all new equipment, fixtures, plumbing, HVAC piping, and ductwork. New equipment included energy lab rooftop air-handling units, boilers, multi-stack chillers (five each), chilled water and heating water pumps, heat pumps, humidifiers, fan coil units, exhaust fans, and chilled-water ceiling panels. 3D CAD drawings were used for coordination between all trades.

SAAS CUB

The Cardinal Union Building is the new middle school building for the Seattle Academy of Arts and Sciences. The 71,539 square foot structure includes a serving room, kitchen, gym, commons space, administrative space, roof access, and one level of underground parking.

Decibel Apartments

Decibel Apartments

This mixed-use project included the construction of affordable housing that included studio, 1-bedroom, and 2-bedroom apartments. The roof is unique in that it includes a unique community space with dog-friendly amenities. Auburn provided mechanical, plumbing, gas, and boiler services on the project.

Kaiser Permanente – Burien

Kaiser Permanente – Burien

The Kaiser Permanente facility in Burien is a design-build, plumbing, and HVAC project that included the new ground-up construction of a single-story, 23,000-SF medical office building. Mechanical work was completed for the labs, pharmacy, imaging, procedure rooms, exam rooms, offices, and common spaces. The scope consisted of a sanitary waste/vent, storm drain, variable-refrigerant-flow (VRF) system, domestic water systems, natural gas, exhaust, and associated ductwork.

Romac Industries Retrofit

Romac Industries Retrofit

Auburn was the full-mechanical contractor for the retrofit, and work was done throughout the facility with an emphasis on office space and the industrial rubber manufacturing room. The rubber manufacturing room included open facing ductwork, so the room required master craftsmanship and an aesthetically pleasing installation. Plumbing was also updated throughout the building for bathrooms and other water services.

Marriott Residence Inn

Marriott Residence Inn

The Stone Bridge Marriott Residence Inn is a 15-story, 320-unit hotel that utilizes a fluid cooler and vertical-stack heat pumps in the guest rooms for stand-alone room controls. Also included is a mechanical room. Challenges on the job included a fast-paced completion schedule and building in a downtown environment. Auburn teamed with Mortenson and the rest of the major subcontractors to successfully implement a construction schedule and a pull-planning process that helped smooth out a tight schedule. The project also included a challenging MEP detailing process with limited ceiling space with a complex HVAC distribution that included a smoke-control system.

PAC Tower, UW Medical Center

PAC Tower, UW Medical Center

Auburn was the plumbing and HVAC piping contractor on the remodel of the multi-floor, occupied hospital wing. Important to the renovation was critical 24/7 medical-gas services, and heating and cooling services, including critical tie-ins to the existing medical-gas system. The project required careful coordination with several different user groups to minimize disruption to patient services.
