MOHAI (Museum of History & Industry)

The project consisted of disconnecting and removing existing equipment and refurbishing the entire building with all new equipment, fixtures, plumbing, HVAC piping, and ductwork. New equipment included energy lab rooftop air-handling units, boilers, multi-stack chillers consisting of five each, chilled water and heating water pumps, heat pumps, humidifiers, fan coil units, exhaust fans, and chilled-water ceiling panels. 3D CAD drawings were used for coordination between all trades.

Enumclaw Hospital

Enumclaw Hospital

This 90,000-SF hospital includes an emergency department; diagnostic imaging; three operating rooms; two gastrointestinal rooms; 25 patient beds; two labor, delivery, and recovery rooms; a cafeteria; administrative space; and an 8,000-SF cold shell for build-out of 13 future patient beds. It is the first LEED-Certified hospital in Washington State.

The project included installation of four Fanwall air-handling units and a VAV air-distribution system; a Phoenix Theris System for controlling room climate and pressurization; and two 200-ton air-cooled chillers for generating chilled water and three condensing boilers providing heat for hot water.

Auburn Medical Office Building

Auburn Medical Office Building

Auburn provided plumbing and piping for the new 45,000-SF medical office building. The three story, concrete-tilt-up building houses rooftop equipment and a VAV unit on each floor. Also included in the project was a new 105,000 SF, four-level parking structure with over 310 stalls

Port of Seattle Rental Car Facility

Port of Seattle Rental Car Facility

The rental car facility includes an extensive storm-water-drainage system that culminates into a 3-million-gallon detention vault fed by 2-16 inch stormwater mains. The facility will ultimately support offices for ten rental-car companies and 5,000 parking spaces throughout the five-story garage. In addition, the new, quick-turnaround facilities will dispense over 100,000 gallons of gasoline stored on site through 48 pumps, as well as a stainless-steel piping system designed to supply windshield washer fluid.

Fire Station 10 Seattle

Fire Station 10 Seattle

Auburn worked on the new construction of Seattle’s Emergency (911) Operations Center and the state’s largest fire station. Specialty installations included a vehicle-exhaust system and a cooling system for the operations center. The project received LEED Silver designation and includes a rainwater reclaim for irrigation and vehicle washing.

SAAS CUB

The Seattle Academy CUB is the home of their district’s middle school students. The structure includes a gym, commons space, administrative space, roof access, and one level of underground parking. The project is targeting LEED Gold Certification with its goal of sustainable construction.

Pike Place MarketFront

The Pike Place WaterFront project replaced critical parking support for the market that currently exists under the Seattle Viaduct, while also providing new indoor and outdoor retail space and 25,000 SF of new affordable housing. Auburn constructed both wet and dry mechanical systems, and the project is targeting LEED Gold.

UW Husky Stadium Renovation

UW Husky Stadium Renovation

The Husky Stadium Renovation project was a developer-led, design-build project that included complete demolition and reconstruction of the lower bowl and south grandstand, renovation of the Don James Center, the addition of permanent east stands seating, as well as a 200-stall, 75,000-SF parking garage. In addition, an 80,000-SF football operations building was constructed in the west arena, housing the home-team locker room, weight room, team meeting rooms, recruiting lounge, and coaches’ offices. The project also included a 35,000-SF sports medicine clinic located beneath the south lower-bowl seating. The renovated stadium includes 70,000 seats, 2,500 club seats, and 28 new suites.

Auburn Mechanical was successfully able to implement Integrated Project Delivery (IPD) throughout all preconstruction and construction activities at Husky Stadium. IPD leverages early contributions of knowledge and expertise through the utilization of new technologies, allowing all team members to realize their highest potentials better while expanding the value they provide throughout the project lifecycle.

As a part of IPD and Lean Construction Ideologies, Auburn Mechanical was responsible for all preconstruction activities including design, detailing activities, MEP, and BIM coordination. This helped promote high productivity by lowering waste, time overruns, quality issues, and conflicts during construction. By promoting higher efficiencies in a controlled environment, we were able to prefabricate nearly 35% of the Husky Stadium Renovation at our headquarters and then deliver and install in the field.

The Lean construction approach also benefited the GMP contract structure of the project. Negotiating pricing was a collaborative approach between the owner, architect, and construction team, bringing visibility to cost impacts at the point of discovery and helping maintain budget and schedule. This promoted a team environment where all team members involved were able to discuss potential pitfalls and work together to find solutions to the issues at hand.

The ShoWare facility is a regional sports venue with LEED Gold Certification. ShoWare is the home of the Seattle Thunderbirds and Tacoma Stars. At 175,00 SF, the facility has a capacity for 7,800 people and will be a hub of sports, concerts, and events for years to come.Our scope of work included:

Amazon Block 45

Amazon Block 45

Amazon Block 45 includes a 13-story, 317,000-SF office building with four levels of below-grade parking. The building includes a reception area, interview rooms, and commissary kitchen located on the first floor. The second floor houses training rooms, usability labs, a podcast room, and café. Private and open offices and conference and break rooms are located on floors three through twelve. Auburn Mechanical was the design-build, plumbing partner on the project.
Our scope of work included:

  • 800 feet of underground plumbing
  • Installation of the storm drain system, roof and floor drains, and all associated piping
  • Sanitary waste and vent piping, plumbing fixtures and equipment, piping, and metering; condensate drain system and natural gas piping
  • Installation of domes; hot and cold water for the commercial kitchen, core and shell restrooms, and break rooms
