Residence Inn by Marriott Downtown Seattle

About the project

Auburn Mechanical provided full mechanical services for the 15-story, 320-unit Stone Bridge Marriott Residence Inn, delivering efficient climate control and ventilation systems tailored to the hotel’s needs. The project featured fluid coolers and vertical-stack heat pumps in guest rooms, allowing for individual room temperature control, as well as a dedicated mechanical room to support system operations.

Key challenges included:

  • Fast-paced completion schedule requiring precise coordination
  • Downtown construction constraints, demanding strategic logistics planning
  • Limited ceiling space requiring complex MEP detailing and coordination
  • Advanced HVAC distribution, including an intricate smoke-control system

Auburn worked closely with Mortenson and other major subcontractors, utilizing a pull-planning process to successfully manage the tight construction timeline, ensuring the hotel opened on schedule with a high-performance mechanical system.
