Bayview 62+ Community

Bayview 62+ Community

Located in Queen Anne, the Bayview 62+ Community offers enhanced retirement living that is improved with the renovation of the old building. Auburn was the MEP engineer, full-mechanical contractor, and design-build partner. Bayview includes a new café, resident lounge, new residential tower, and an updated aesthetic throughout.

Old Stove Brewery

Old Stove Brewery at Pike Place Market

The Old Stove Brewing Company is Seattle’s newest brewery, and Auburn had the privilege of being part of the team that brought the brewery’s second location to life. Located on Western Avenue in the Pike Place Market’s new MarketFront building, the brewery overlooks the Puget Sound and has great connectivity to the revitalized waterfront. Auburn’s crews were faced with challenges both new and familiar, including the installation of a steam line which not only required coordination between Pike Place PDA, SDOT, Historic Seattle Preservation Foundation, and Enwave (Formally Seattle Steam) but also had to work around an art installation along Western Avenue. The brewery also required a waste cooling and pH neutralization system, which is in a high traffic parking garage.

Walton Lofts

Walton Lofts

The Walton Lofts project was the new construction of the design-build, 12 story, 156,300-SF apartment building with 136 units featuring a loft-like setting. The 12-story building offers studios, one-bedroom, and two-bedroom apartments. Walton Lofts is a Green Globe project with a building constructed of post-tensioning concrete and includes three floors of underground parking. Auburn worked closely with the architects and other design consultants through the design process.

Red Cedar

Yesler Terrace Phase III – Red Cedar

Red Cedar is the second of three apartment projects that Auburn has completed as a part of the Yesler Terrace redevelopment for the Seattle Housing Authority (SHA). We performed full-mechanical engineering, design, and installation for the job. The HVAC scope included variable refrigerant flow (VRF) and in-unit energy recover vents (ERVs). In addition to plumbing for 119 residential units, the project included a solar preheat system. We also provided all the piping for the refrigeration and set of significant equipment.

Coordination

Based on two previously successful projects with SHA and Andersen Construction, our team was very in-tune with the client’s goals and how we would need to coordinate our work with the wood structure. Conflicts between plumbing, HVAC, and structural members were identified early in the design stage, and we were proactive in addressing issues ahead of time to eliminate coordination in the field and increase productivity on site. Our constructability reviews resulted in saving time on the project.

Exteriors

In coordinating with the general contractor, we gave special consideration to the vent terminations on the outside of the building to develop a solution that would be equally functional and aesthetically appealing. Work upfront was completed to ensure the entire project team was pleased with the selected type of terminations and that framing was properly coordinated for the hood.

Booster Pump and Just-In-Time Deliveries

Red Cedar required a booster pump, which we installed in the water entry room. To accomplish this, the booster pump was transported on a skid, and we hoisted it into the building. We coordinated with our subcontractor on the specific date the booster pump was needed on-site to free up valuable laydown space and eliminate unnecessary equipment movement.

Atlas Apartments

Atlas is a mid-rise apartment complex on a six-acre lot with 340 multi-family units. The complex is comprised of three five-story buildings. Below-grade parking was also constructed for the residents. The scope of work included full-mechanical construction on all buildings.

Kimpton Hotel

Kimpton Hotel

The Kimpton Hotel is a 97-room hotel in the Seattle City landmark Palladian Building, located in the Belltown neighborhood. The structure needed to be updated for seismic reinforcement due to the building being built in 1920. Before the renovation, the building was low-income housing. The finished building features a meeting space, gym, bar, restaurant, and new storefronts. As a nine-story, masonry building, the renovation required seismic and mechanical upgrades and was completed in 18 months. Auburn was responsible for the plumbing scope of the project.

3rd & Lenora

3rd & Lenora

The Third and Lenora Tower site is situated in Belltown near Seattle’s retail district. This 36-story, mixed-use, residential, office, and retail building will allow individuals to live, work, and play all within one spacious and modern facility. The project includes installation of pipe supported by a complex rebar ladder system and implementation of a new quality control program for documentation of installed underground/under slab piping systems. Third and Lenora is 552,753 square feet and features five floors of underground parking.

Rowley Extended Stay

Rowley Extended Stay

The upscale Homewood Suites by Hilton, Rowley Extended Stay is a 123-suite, eight-story hotel located off state Route 900 in Issaquah. The design-build project took an extensive preconstruction effort to help the owners get to a feasible price that would allow them to move forward with the construction of the project. After almost two years of value engineering and various pricing activities, we were able to help get the project funded. Carrying the Hilton name comes with the expectancy to maintain their high standards. Working collaboratively with the owner, architect, contractor, and Hilton allowed Auburn to satisfy all parties and provide a hotel built with the intention of 100% guest satisfaction.

WSCC Addition

Washington State Convention Center Addition

The new 1.15 million square foot addition to the Washington State Convention Center doubles the capacity of the existing space. The mechanical systems are designed to flexibly and efficiently serve the variable loads that are associated with the convention center while minimizing energy consumption.
